Types of distressed sales
- Bank-owned (REO) homes - the lender took the property back after a failed sheriff's sale and now sells it through a listing agent, usually "as is" with limited seller disclosures.
- Short sales - the owner still holds title but owes more than the home is worth; every lienholder has to approve the price, so closings take longer.
- Judicial sale auctions - Illinois forecloses through the courts, and the sale is run by the sheriff or a selling officer. Buyers often bid without an interior inspection and must pay quickly.
Inspect the house as if nobody lived there

Check the paperwork, not just the price
A foreclosure can carry more than one debt. Second mortgages, home-equity lines, contractor liens, municipal water bills and delinquent property taxes are recorded against the property, not the former owner, and some of them survive the sale. Before you commit to a bank-owned or auction purchase, order a title and lien search for Illinois properties that covers the county recorder's records - in this area that is Lake County or Cook County - so you know exactly what you are buying and what has to be cleared at closing.
Budget for the extras
Bargain homes rarely stay bargains if the numbers are not complete. Plan for utility reactivation and winterization reversal, re-keying, lender-required repairs, title insurance and, for condos and townhomes, any unpaid association assessments. A clear inspection report and a clean title are what turn a low list price into a genuinely good buy.
